Special features :: Paint that bubbles and then peels right off! Cracks in the walls, 1-2 inch gaps between the floor and exterior wall, closets that have been "fixed" with industrial strength caulk.
All of this was hidden behind furniture during walk-thrus including the final walk-thru before closing. Utterly frustrated, I recommend to everyone to refuse a walk-thru when the homeowners are in the middle of moving out. I doubt I'll buy another house that is even occupied ever again. Too many hidden surprises. Someone please take note of my words and remind me of them down the road.
Demo photos ::
It's kind of hard to get into these photos. To really appreciate the work that has been done, you have to be in the space or to have been on site during demo and reconstruction. Jose Luiz and crew did wonders.
This is the closet floor on the north end. At some point in the 505's history, the north wall took off and decided to leave the rest of the house, literally. It was reigned in with rods and plates, but still there was the 1-2 inch gap in the floor. Some wise idiot decided to stuff paper towels in the gaps, and then apply industrial caulk. This isn't the only place this occurred, nope, hence the brick restoration on the exterior of the home and the demo in the shower. This guy believed in caulk and did a very sh*tty job. Makes for a very difficult time repairing things properly, and costly.
Lots of DIY shelving over the years, and hooks. All of this has been taken out and put to the landfill, sadly. The lesson here is do it once, do it right, and do it pretty.
Example of pretty (above). I specified "baby butt smooth" for the refinish in the west bedroom. Jose Luiz and crew delivered. They patched, primed and all that jazz over 3 layers of wallpaper on the ceilings and walls. I'm not saying that the cracks won't come back, but they did a great job hiding them for now (and the sunshine that was peeking through a few of them).
Aw! Success. The walls have have been skim coated and are ready for Kilz.
